The vendor's s 32 statement must include an owners corporation certificate with fees, special levies and pending proceedings.

3 business days (not after auction); greater of $100 or 0.2% forfeit.

Check the owners corporation certificate date and request recent AGM minutes and the maintenance plan.
Six checks before you bid in Docklands
- Read the last three years of AGM minutes for defects, disputes and repeated repairs.
- Compare the capital works / sinking fund balance with the forecast under the Owners Corporations Act 2006.
- Look for special levies already raised or proposed — they usually pass to the buyer.
- Check building insurance is current and covers the full replacement value.
- Ask about combustible cladding, waterproofing and any building-defect claims.
- Run the contract through a clause check before cooling-off ends.
